2006. First home. Fixer-upper. Zero down payment. I hired a contractor and trusted him. He showed up three days late. No plan. No schedule. Demolition started in the wrong room. A wall came down that should never have been touched. Change orders every week. Final damage: $38,000 over budget. The contractor drove a nicer truck than I did. I was the one who paid for it.
